Shawna’s ultimate goal is to understand your wants and needs for your future home, and to curate the experience and information that empowers you to be successful on your own terms. Prior to your first meeting with Shawna—virtually or in-person—she will provide you with some buyer education pieces to review. At the initial meeting, Shawna will get to know you—asking questions and listening deeply, teasing out your wants and needs throughout the conversation.

Once you’ve established your goals, Shawna will walk you through the nuts and bolts of the offer process, as well as strategies, potential pitfalls and opportunities specific to your home buying needs and market realities.


When it comes to the home search, you’re in the driver’s seat. Every buyer has a unique cadence or pace they are comfortable with, as well as their own schedule to juggle. Shawna will be in close contact with you, sending potential listings and market information, and when you find a home you would like to see in person, she will set up a showing for you.

As you tour homes with Shawna, she’ll let you know about potential inspection issues, ROI opportunities, and the particulars of the property and neighborhood. Depending on your needs,
Shawna may bring in additional subject matter experts— architects, general contractors, and more—to help you make the most informed decision, whether that means moving forward with an offer or walking away from a property that is ultimately not right for you.


When you do ultimately find the right fit, Shawna will guide you through the offer process. When it’s time to write an offer, Shawna ensures that her buyers feel confident and have all the information they need. Together, you’ll walk through the pros and cons of different offer terms and discuss what a successful offer will look like, balanced with your budget, risk tolerance, and goals. Once you and Shawna have strategized on the best offer terms for the situation, she will draft the offer, send it to you for review and signing and present the offer to the listing broker as your advocate. Shawna will then negotiate on your behalf; her relationships with other brokers and 20+ years of real estate experience have enabled her to successfully negotiate over 500 sales, achieving a win-win for each party on terms that are favorable to her clients.


Once you and the seller have mutually agreed upon a price and terms, your home is formally “pending.” Shawna and her team will work with your lender, escrow officer, title company and the listing agent to ensure that all hurdles are covered prior to closing. She’ll remain in close contact with you—providing you with formal weekly status updates and action items.


After your sale closes, and you get the keys to your new home, you’re not on your own. All of Shawna’s buyers receive a complimentary American Home Shield home warranty; if the fridge goes out, or your hot water heater bites the dust 6 months after closing, you will have peace of mind that you’re covered. Shawna and her team are always available for any questions—whether you need a referral for a landscaper or a general contractor.
